Project Overview

The proposed development of the Keragala land is a strategic initiative by the Board of Investment of Sri Lanka (BOI) to promote technology, innovation, and knowledge-based industries. Located in Keragala Village, Henagama, Kirindiwela in the Gampaha District, the site offers excellent potential for IT, software development, and education-related projects, supported by its proximity to Colombo (38Km) and access to major transport routes.

The Board of Investment of Sri Lanka (BOI) is fronting the development of Keragala land to foster technology, innovation, and knowledge-driven industries. Situated in Keragala Village, Henagama, Kirindiwela (Gampaha District), approximately 38 km from Colombo, the site is ideally positioned for IT, software development, and education-focused ventures, with excellent connectivity to major transport routes.

  • Location: Keragala, Henagama, Kirindiwela, Gampaha District
  • Land Extent: 125 Acres (Maliduwakanda Estate – 89A 1R 28P; Kurudugahahena Estate – 35A 2R 22P)
  • Ownership: Board of Investment of Sri Lanka
  • Land Use Potential: Suitable for IT parks, Education and Training centers, technology-based industries, and light manufacturing

Infrastructure & Facilities

  • Road Access: Approximately 1 km access road to be widened and improved (estimated cost: Rs. 250 million)
  • Power Supply: 3 MVA supply available from the Kirindiwela Grid Substation (cost borne by BOI/investor)
  • Water Supply: Five deep wells available with capacity of approximately 500 m³/day, sufficient for dry industries and institutional use
  • Wastewater Disposal: Only domestic wastewater anticipated; can be managed with a small-scale treatment system
  • Current Land Condition: Old coconut plantation requiring land clearance and fencing improvements
